Massive 381-Crore IT Tower Coming to Technopark Phase IV Under Quad Masterplan

Thiruvananthapuram: Technopark Phase IV at Pallippuram is set to witness the construction of a 381 crore rupees state-of-the-art IT building as part of Kerala’s ambitious ‘Quad’ project—an integrated IT micro-township envisioned to foster innovation and digital infrastructure in the state. This will be the first IT building under the Quad initiative in Technocity and is designed to combine world-class workspaces with sustainability, technology, and modern amenities.
The nine-storey building will span 8.5 lakh square feet, offering modern modular office spaces suitable for tech firms of varying sizes. A rooftop cafeteria, central courtyard that enhances natural lighting, all framed within a design philosophy centred on environmental sustainability. Parking will be provided for 465 cars and 348 two-wheelers across the basement and upper floors. Other major features include natural lighting designs, LED fixtures, rainwater harvesting, water recycling systems, and energy-saving Variable Frequency Drive (VFD) mechanisms.
Key infrastructure and technology features will include 100% diesel generator backup, high-efficiency air conditioning systems, robotic cleaning technology, access control systems, an Integrated Building Management System (BMS), and a full-fledged fire-fighting and sewage treatment setup. The structure will feature two main entrances and will be built with floor heights ranging from 4.05 meters to 6 meters to accommodate various enterprise needs. The goal is to achieve a Gold rating under the Indian Green Building Council (IGBC), emphasizing the use of eco-friendly materials and sustainable construction practices.
Technopark has invited Requests for Proposal (RFP) from contractors, with a pre-bid meeting scheduled for June 10 at 11:30 AM at the Park Centre, Technopark Phase I. This project is part of a broader effort by the Kerala government to elevate the state’s IT infrastructure to global standards.
Established in 1990, Technopark is India’s first and one of the largest IT parks, currently spread across 768 acres with over 500 companies employing around 75,000 professionals. In the financial year 2023–24, Technopark reported a 14% increase in software export revenue, reaching 13,255 crore rupees.
The Quad building is also part of the Technocity masterplan, a futuristic digital hub spread across 500 acres that integrates IT, research, residential, and commercial spaces. Nearby, the 1,515-crore rupees Digital Science Park led by the Digital University Kerala is in the pipeline, focusing on advanced research in AI, ML, robotics, and IoT. Meanwhile, the Kerala Startup Mission is collaborating with the state’s Department of Tourism to launch ‘Freedom Square’ within Technocity—a 24/7 innovation and culture zone aimed at nurturing startups and creative industries.
The state government has been taking focused steps to promote inclusive and sustainable IT development, including incentives for green buildings, support for tier-II city IT hubs, and active policy backing for technology incubation. Over 4,000 startups have emerged under the Kerala Startup Mission’s network, further fueling the state’s innovation economy.
